Description:

This condominium located in the heart of Washington, D.C., was experiencing issues with its 30+-year-old roof and 75+ year-old facade. TDL was selected to design a new roofing system, select new access hatches and skylights, specify a sustainable alternative to the existing façade material, and oversee the construction of the remedies. As a bonus, the condominium received a new rooftop deck overlooking the city.

TDL investigated this property’s main roof to scope a necessary replacement project. The original roof was a gravel-surfaced built-up roof over flat polyisocyanurate roof insulation.

This garage rehabilitation involved locating concrete repair areas via sounding, performing partial depth top surface repairs, routing and sealing cracks, installing new drains, the installation of a new waterproof vehicular traffic membrane, and addressing water infiltration through ventilation shafts.

Essex House Condominium is a 12-building, 200-unit community completed in 1984. The buildings were originally clad in aluminum siding that lacked a weather resistant barrier (WRB). TDL was selected to prepare design specifications for siding replacement.

Constructed circa 1964, McLean Chase Condominium is a 7-building garden-style community. TDL was asked to inspect all 124 balconies and 5 bridges, develop repair specifications, competitively bid on the work, and oversee construction.

Completed in 1930, Tilden Gardens Cooperative is a 7-building, 170-unit community located in the Cleveland Park Neighborhood of Washington, DC. The original 1,400+ building windows were wood and varied widely in condition. TDL was selected to guide the cooperative in addressing this situation such that all windows would be operable and in similar condition.

Built in 1942, Potowmack Crossing Condominium is a 242-unit garden-style community located in the Old and Historic District of Alexandria. TDL investigated and specified the restoration of the cupola, which had fallen into disrepair.

Built in 1942, Potowmack Crossing Condominium is a 242-unit garden-style community located in the Old and Historic District of Alexandria. The aluminum single-hung windows installed in the mid-1980s were in poor condition, and TDL was chosen to assist with a community-wide window replacement project.
