Completed in 1930, Tilden Gardens Cooperative is a 7-building, 170-unit community located in the Cleveland Park Neighborhood of Washington, DC. The original 1,400+ building windows were wood and varied widely in condition. TDL was selected to guide the cooperative in addressing this situation such that all windows would be operable and in similar condition. Due to the property’s location, projects altering the exterior appearance of the property are subject to review by DC’s Historic Preservation Office and Historic Preservation Review Board. We evaluated various window options, consulted with the City’s historic staff, and installed several mockups before arriving at a final selection. We prepared specifications, bid, and oversaw construction services for the installation of aluminum-clad replacement windows and restoration of original windows.

Sutton Towers Condominium, delivered in 1979, has a garage with three levels of parking located under the building and the rear plaza. The garage’s sub-grade waterproof membrane had reached the end of its useful life and could no longer serve its purpose.

Queen’s Landing Condominium, which was built in phases by several builders between 1983 and 1999, consists of 349 units within 55 wood-framed buildings with a clubhouse and pool. The facades consist of EIFS or stucco and the roofs were asphalt shingles.

TDL investigated this property’s main roof to scope a necessary replacement project. The original roof was a gravel-surfaced built-up roof over flat polyisocyanurate roof insulation.

This garage rehabilitation involved locating concrete repair areas via sounding, performing partial depth top surface repairs, routing and sealing cracks, installing new drains, the installation of a new waterproof vehicular traffic membrane, and addressing water infiltration through ventilation shafts.

Essex House Condominium is a 12-building, 200-unit community completed in 1984. The buildings were originally clad in aluminum siding that lacked a weather resistant barrier (WRB). TDL was selected to prepare design specifications for siding replacement.

Constructed circa 1964, McLean Chase Condominium is a 7-building garden-style community. TDL was asked to inspect all 124 balconies and 5 bridges, develop repair specifications, competitively bid on the work, and oversee construction.
