Built in 1942, Potowmack Crossing Condominium is a 242-unit garden-style community located in the Old and Historic District of Alexandria. The aluminum single-hung windows installed in the mid-1980s were in poor condition, and TDL was chosen to assist with a community-wide window replacement project. Due to the property’s location, projects altering the exterior appearance of the property are subject to design guidelines and review from both the Old and Historic District, as well as the National Park Service. We evaluated various window options, consulted with the City’s historic staff, and installed several mockups before arriving at a final selection. We prepared specifications to replace nearly 1,400 windows with fiberglass double-hung windows, assisted in obtaining City approval, competitively bid on the project, and provided construction administration services while the windows were being replaced.

Sutton Towers Condominium, delivered in 1979, has a garage with three levels of parking located under the building and the rear plaza. The garage’s sub-grade waterproof membrane had reached the end of its useful life and could no longer serve its purpose.

This garage rehabilitation involved locating concrete repair areas via sounding, performing partial depth top surface repairs, routing and sealing cracks, installing new drains, the installation of a new waterproof vehicular traffic membrane, and addressing water infiltration through ventilation shafts.

Essex House Condominium is a 12-building, 200-unit community completed in 1984. The buildings were originally clad in aluminum siding that lacked a weather resistant barrier (WRB). TDL was selected to prepare design specifications for siding replacement.

The original 1,400+ building windows were wood and varied widely in condition. TDL was selected to guide the cooperative in addressing this situation such that all windows would be operable and in similar condition.
