Queen’s Landing Condominium, which was built in phases by several builders between 1983 and 1999, consists of 349 units within 55 wood-framed buildings with a clubhouse and pool. The facades consist of EIFS or stucco and the roofs were asphalt shingles. The repair projects were phased over several years and involved repairing the facades, performing structural repairs to building walls, rebuilding decks, adding new deck railings and coatings, and replacing asphalt shingled roofs. These efforts for the entire complex cost roughly $10M and the structural and architectural work significantly increased the property’s market value.
